What Can a Teacher Afford in Denver?

     You'd be surprised what actually falls in a teacher's price range in Denver.  There is much more available than one might assume!  Teachers earning at least $40,000 a year with good credit should qualify for at least $200,000 in a loan.  This amount will differ from person to person, but every teacher I have worked with has been qualified for at least this amount.  In addition, a second bedroom in this price range can be rented out to pay off most if not all of your monthly mortgage payment!  Here are a few properties in Denver that one can get within that price range:
1. Lowry
     Lowry is a great neighborhood for first time homebuyers.  It is developing quickly with new houses and complexes for rent and for sale going up constantly.  However, there are still many different condos available under $200,000.  Coldwell Banker has listed this 2 bedroom 2 bath unit with a fireplace, private balcony, and updated kitchen.  Condos like this one in Lowry would make a great first home!

2. Hampden South
     Another neighborhood in Denver that has properties for under $200,000 is Hampden South.  Coldwell Banker also has listed this spacious 2 bedroom 2 bath for $195,000.  It also has a fireplace and a large balcony space.  The complex has a indoor/outdoor pool and workout facilities which can save you on a gym membership as well!
  1. Capitol Hill
     Believe it or not, you can even find properties in that price range in central Denver.  Though smaller, just 524 sq ft. this property has a second bedroom that can be rented out.  The entire unit has recently been remodeled and comes complete with all of the charm of an old Cap Hill building having been built in 1908.   This one is priced at just $195,000 and is listed by MODUS Real Estate.
